Level 2 Homebuyers
A Level 2 Home Survey gives buyers a clear, cost-effective overview of a property’s condition before committing to a purchase. Our RICS-qualified surveyors assess all visible and accessible elements — roof, structure, walls, services, and more — using the standard RICS condition rating system. A valuation can be added as an optional extra.
Best suited to conventional houses, flats, and bungalows in reasonable condition. If the property is older or shows signs of significant defects, a Level 3 survey is advisable.
Level 3 Major Defect Report
Our preferred survey for property purchases in Prime Central London. A Major Defects Report satisfies RICS Level 3 requirements and provides a detailed assessment of structural problems, significant defects, and a checklist of matters for your solicitor.
We recommend this as a minimum level of due diligence for any buyer acquiring property in Prime Central London. Suitable for properties in reasonable overall condition not requiring full refurbishment.

Level 3+ Building Survey
Our most comprehensive survey. In addition to identifying defects, our Level 3+ Building Survey provides estimated repair costs — giving buyers a clear basis for price negotiation and refurbishment planning. Where a full renovation is intended, the report forms the starting point for a contractor-ready Schedule of Works.
We also advise where further specialist investigations are needed, such as structural engineering or drainage surveys.

Quantity Surveying
Our Condition Surveys assess the current state of a property, documenting its overall condition and identifying maintenance requirements. Development Monitoring Surveys
An independent construction monitoring service for lenders, investors, and developers. Our RICS-qualified surveyors attend site at agreed intervals throughout the build, verifying progress against approved plans, specifications, programme, and budget — and reporting directly to you at each stage.
Services include initial project appraisal, regular site inspections, compliance checks, cost and drawdown monitoring, written progress reports, and a final practical completion review.
Two Types of Survey. What Choice of Survey Do I Have?
01 A Building Survey (formerly called a structural survey)
Building Surveys are usually tailored to the Client’s individual requirements. The report includes extensive technical information on material and construction as well as details of the whole range of defects, major to minor.
02 The Homebuyer Survey & Valuation (The Homebuyer Service)
In contrast to a Building Survey, The Homebuyer Service is in a standard format and is designed specifically as an economical service. It therefore differs materially from a Building Survey in two major respects.
It is intended only for particular types of home: houses, bungalows and flats which are: conventional in type and construction apparently in reasonable condition.
It focuses on essentials: defects and problems which are urgent or significant which may have an effect on the value of the Property — although it also includes much other valuable information. The Homebuyer, unlike a Building Survey, provides not only a Survey but also a Valuation and reinstatement cost assessment as an integral part of the Service.
