Service Charge & Ground Rent Management

We handle the entire process of issuing and collecting service charge and ground rent demands in accordance with lease terms. This includes securing timely payment from lessees, monitoring accounts, and maintaining up-to-date records. We will work with your team to ensure that the estimated service charge is accurate, based on the previous accounting period, and divide the charge proportionally according to lease terms.

Insurance & Maintenance Oversight

Our team will manage all aspects of building insurance, ensuring comprehensive coverage, including public liability, lift insurance, and contents insurance. We will also oversee all routine maintenance contracts—such as cleaning, gardening, fire safety inspections, and drainage clearance—ensuring the property is always well-maintained and compliant with relevant regulations.

Property Inspections & Repair Management

Regular property inspections will be carried out to assess the condition of the building and identify any maintenance issues. We act promptly on any necessary repairs, ensuring that all issues are addressed in a timely manner.

Financial Transparency & Reporting

We place a high emphasis on providing clear and accurate financial reports. Each client will receive bespoke management and financial reports that include an analysis of actual versus budgeted expenditure, a debtor’s analysis, and updates on ongoing management issues. Monthly, quarterly, or custom reporting intervals will be tailored to your needs.

Our Software

We use advanced management software—Blockman—which allows for efficient generation of statements, demands, and documents, and provides leaseholders with access to their accounts through a secure online portal. This ensures easy access to service charge demands, insurance documents, and account statements.:

Communication & Resident Engagement

We understand the importance of effective communication between residents, the managing agent, and the Directors. All correspondence is managed through a dedicated email platform, ensuring that all messages are received, logged, and responded to in a timely manner. Furthermore, we provide 24/7 out-of-hours support for emergencies, giving residents and Directors direct access to a property manager’s mobile number when urgent issues arise.

Dedicated Client & Resident Support

We offer a bespoke service where each building is assigned a dedicated email address and a portal, ensuring all communications are properly managed and directed to the correct individual. Residents can easily report maintenance needs, access documents, view accounts, and track updates on major works projects.

Professional Standards & Compliance

We adhere strictly to the RICS Residential Management Code and are full members of TPI (formerly ARMA), ensuring that our practices meet or exceed the industry’s highest standards. We also participate in the RICS Client Money Protection Scheme, ensuring added security for client funds.

Building Consultancy & Technical Expertise

As part of our service, we offer building consultancy services, including the preparation of technical drawings, valuations, and advice on major works. For more significant projects, we engage specialist consultants and surveyors to provide tailored solutions, ensuring that all works are managed according to industry best practices. Our consultancy services are charged separately, based on either an hourly rate or a percentage of the contract value, depending on the scope of work.
